Brazil mortgage lending down 13.7% in September 2026
SBPE savings-funded housing loans in Brazil fell to R$ 13.62 billion in September 2026, -13.7% on the year, while the savings pool that funds them shrank.
The facts
- ABECIP reports R$ 13.62 billion of SBPE savings-funded housing loans in September 2026, 19.7% below August and -13.7% against September 2025.
- The month financed 34,900 properties, 25.3% fewer than in August and 24.4% fewer than a year earlier.
- The nine months to September still total R$ 146.1 billion, up 30.3%, across 419,600 properties, up 27.4%.
- Over twelve months lending reaches R$ 190.3 billion, up 20%, and almost 548,000 properties, up 20.6%.
- Savings accounts lost a net R 6.19 billion in September and R 53.2 billion so far this year, leaving a balance of R$ 755.8 billion, 0.18% lower on the month and 0.10% higher on the year.
- ABECIP still ranks the month as the sixth-best September of the past 25 years.
What it means for your money
- Monthly lending is falling while the year to date is 30.3% up. Financing is tightening ahead of prices.
- The savings deposits that fund SBPE loans fell by R$ 6.19 billion in September, and that pool sets the rate on this channel. The Glopra data put the Brazilian average at 1,937.1 USD per m² against 10.6 USD per m² a month in rent, a gross yield of 6.57% that any mortgage cost has to fit under.
- For an owner already in place the picture differs: prices are 5.46% higher than a year ago in local currency and 16.5% in US dollars, and 34,900 financed purchases a month is still a functioning market.
What to watch
- ABECIP's October bulletin, and whether the savings outflow stays near half of last September's level.
- FGTS-funded lending sits outside these figures, so SBPE alone understates total housing credit.
- The twelve-month total is still 20% up, so one weak month has not yet turned the annual trend.
