Brazil SBPE Mortgage Lending Fell 19% From July, 46.6% Above a Year Earlier

Abecip says Brazil's savings-funded mortgage lending reached R$16.97 billion in August, 19% below July but 46.6% above August 2025, on 46,800 homes. more mortgage lending than a year earlier, from savings deposits.

The facts

  • SBPE lending reached R$16.97 billion in August 2026, which Abecip calls the third-best August result in the last 25 years.
  • Against July the volume financed fell 19%. Against August 2025 it grew 46.6%.
  • 46,800 homes were financed for purchase and construction, 19.2% fewer than the previous month and 27.5% more than a year earlier, the sixth-largest August count in the historical series.
  • From January to August lending totalled R$132.5 billion, 37.5% above the same period of 2025, on 384,600 homes, up 35.9%.
  • Withdrawals from savings accounts exceeded deposits by R$9.5 billion in August 2026, against R$4.7 billion in August 2025.
  • The savings balance stood at R$757.2 billion, down 0.62% on the month. The bulletin is dated 30 September 2026.

What it means for your money

  • Mortgage money is far more available than a year ago. But August was a step back from July.
  • The funding pool is shrinking. SBPE lending is financed from savings deposits, and savers withdrew R$9.5 billion more than they paid in during August 2026, more than twice the R$4.7 billion outflow of August 2025.
  • Both the money and the deal count stepped back within the month: value down 19%, units down 19.2%. A buyer who waited is not facing a more generous market than in July.
  • Glopra's Brazil entry records a national asking-price composite of 1,937.1 US dollars per square metre for July 2026. That is one month earlier than this lending data, so the two sit close together in time but are not aligned.

What to watch

  • The bulletin prints no release date for the September edition.
  • Abecip does not print July's absolute lending figure, so the month-on-month move rests on the published percentage and not on two published levels.
  • Savings outflows from January to August reached R$47.0 billion, against R$48.3 billion a year earlier.
