Buenos Aires home sales fall 5.5% in September 2026
The city of Buenos Aires registered 6,612 purchase deeds in September, 5.5% fewer than a year earlier, while mortgage-backed deeds are down 31.4% over nine months.
The facts
- The notaries' association of the City of Buenos Aires recorded 6,612 purchase deeds in September 2026 against 6,998 a year earlier, a fall of -5.5%; it published the figures on 22 October.
- Against August, when 6,055 deeds were signed, activity grew 9.2%.
- The total amount reached 1,218,610 million pesos, 4.8% more than a year earlier.
- The average amount per deed was 184,302,881 pesos, up 11% in a year, equal to US$120,106 and up 3% in dollar terms.
- Deeds financed with a mortgage numbered 1,256 in September, down 15.5% year on year; over the first nine months there were 7,426 against 10,827, a drop of almost 31.4%.
- January to September closed with 48,195 transactions against 49,546 in 2025, a slight fall of 2.7%.
What it means for your money
- Fewer buyers and almost no mortgage competition give you room to negotiate. But the same thinness is what you will face on resale.
- Glopra's data puts the Buenos Aires asking price at $2,471 per square metre and the Argentine round-trip transaction cost at 10.9% of the price, so a soft market still carries a high entry and exit toll.
- The dollar average per deed is up only 3% while the peso average is up 11%: in hard currency this market is close to flat, which is the number that matters for a foreign buyer.
What to watch
- Mortgage-backed deeds are the series to track: at 1,256 a month they are too few to set prices, and a recovery there would change the negotiating balance quickly.
- Deeds record closings, not agreements, so the figures lag the moment a price is actually struck by several weeks.
