Calgary home sales fall 15.27% in October 2026

Calgary recorded 1,592 residential sales in October, 15.27% fewer than a year earlier, while the benchmark price held almost flat at CAD 564,200.

The facts

  • Total residential sales in the city of Calgary came to 1,592 units in October 2026 against 1,879 a year earlier, a change of -15.27%.
  • New listings fell to 2,928 from 3,232, a change of -9.41%.
  • Inventory stood at 6,173 against 6,472, a change of -4.62%.
  • Months of supply reached 3.88 against 3.44, a change of 12.57%.
  • The benchmark price was CAD 564,200 against CAD 566,200, a change of -0.35%.
  • The board's own note says October sales contributed to a year-to-date decline of nearly 11 per cent.

What it means for your money

  • Calgary entry prices barely moved. The benchmark is down 0.35% while 15.27% fewer homes changed hands.
  • Liquidity, not price, is what shifted: months of supply climbed to 3.88, and Glopra's national Canada data puts total transaction costs at 10.6% of price, an outlay you only recover on a resale that actually happens.
  • For an owner already in the market, fewer listings alongside fewer sales thins the market in both directions, so a planned exit takes longer at a price that has hardly fallen.

What to watch

  • The board frames the month as supply easing into winter, but inventory itself is down 4.62% while months of supply is up.
  • Whether the year-to-date sales decline of nearly 11 per cent carries through the winter.
  • The benchmark price is the board's house price index benchmark, not an average or a median sale price, and the two move differently.
