Canada building permits: 21,800 multi-unit homes approved in August 2026
Canada approved 21,800 multi-unit homes and just 4,000 single-family homes in August 2026, so the pipeline is turning into apartment stock, not houses.
The facts
- Statistics Canada put the total value of building permits at 13.6 billion Canadian dollars in August 2026, up 1.1 billion or 8.8% on July.
- Residential intentions made up 8.5 billion of that, split 5.8 billion for multi-unit buildings and 2.6 billion for single-family homes.
- Municipalities authorised 21,800 multi-unit dwellings and 4,000 single-family dwellings during the month.
- Non-residential permits were worth 5.1 billion, of which 2.2 billion commercial, 1.8 billion institutional and 1.1 billion industrial.
- Over the twelve months to August 2026, 299,500 dwellings were authorised in total, against 305,500 in the preceding twelve-month period.
What it means for your money
- Multi-unit buildings took 21,800 approvals, houses just 4,000. More flats to choose from, more rival landlords too.
- The split decides who the competition is: at 5.8 billion against 2.6 billion, the money is going into apartments and condominiums, the same stock a buy-to-let buyer would let out.
- For an owner already holding Canadian residential property, the composite benchmark index of the national realtors' association stood 3.3% below a year earlier in July 2026, so the new supply is arriving in a market that had already softened.
What to watch
- Statistics Canada publishes September building permits on 12 November 2026.
- The values are in current dollars and seasonally adjusted, so part of the monthly jump reflects construction cost inflation rather than extra floor space.
- A permit is an intention to build, not a start. Approvals can lapse or run years late.
