China property investment falls 20.6% in January-September 2026
Chinese property development investment fell 20.6% to 5,336.4 billion yuan in the first nine months of 2026, with new construction starts down 24.9% and completions 25.1%.
The facts
- Property development investment reached 5,336.4 billion yuan in January to September 2026, -20.6% year on year, the National Bureau of Statistics reported on 19 October 2026. The bureau states the rate is calculated on a comparable basis because the prior-year figures were revised.
- Residential investment accounted for 4,112.5 billion yuan of that, -20.5%.
- Sales of new commercial housing covered 564.83 million square metres, -13.2%, worth 5,379.9 billion yuan, -13.9%.
- New construction starts fell 24.9% to 340.31 million square metres; completions fell 25.1% to 232.71 million square metres.
- Funds raised by developers fell 21.6% to 5,681.3 billion yuan, with domestic bank loans -33.1% and individual mortgage lending -22.1%.
- Unsold stock stood at 748.25 million square metres at the end of September, -1.5%.
What it means for your money
- Risk is the moving part here, not price. Completions are down 25.1%, so delivery of an unfinished unit is less certain.
- Glopra's data for China put the buying price at $4,636 per square metre and rent at $7.80 per square metre a month, a national pair this release does not contain, because the bureau publishes areas and values but no price per square metre.
- Mortgage credit is the channel that reaches a foreign buyer indirectly: individual housing lending fell 22.1%, so domestic demand is contracting at the financing step rather than at the shop window.
- For anyone already holding Chinese property, the 1.5% fall in unsold stock is the only tightening line in the release, and it is small beside a 13.2% drop in sales area.
What to watch
- The bureau publishes the October 70-city price index on 16 November 2026 at 09:30 local time.
- This release carries no standalone September month, no price per square metre and no provincial detail beyond four macro-regions.
- The comparable-basis note matters: the 20.6% decline is measured against revised 2025 figures, not the ones published a year ago.
