China second-hand home prices fall 6.72% in October 2026

Across 100 Chinese cities, second-hand homes averaged 12,376 yuan per square metre in October, -6.72% on the year, while new-build prices still rose.

The facts

  • Second-hand homes across the 100-city index averaged 12,376 yuan per square metre in October 2026, a change of -6.72% against October 2025 and -0.61% against September.
  • New-build homes in the same index averaged 17,316 yuan per square metre, up 2.02% on the year and 0.18% on the month.
  • Of the 100 cities, 99 recorded a monthly fall in second-hand prices and one, Zhaoqing, recorded a rise of 0.24%.
  • On the new-build side 39 cities rose and 61 fell over the month, with Ningbo the strongest at 21,282 yuan per square metre and Foshan the weakest at 13,370 yuan.
  • The median new-build price across the 100 cities was 9,735 yuan per square metre and the median second-hand price 9,322 yuan.

What it means for your money

  • Entering a Chinese city is getting cheaper on resale stock, while new-build asking levels are not following it down.
  • The two segments price in different markets: new-build at 17,316 yuan per square metre and still rising, second-hand at 12,376 yuan and falling, so the gap sits between what a buyer pays on entry and what the same flat fetches on exit.
  • Resale discount is the norm rather than a local accident, with 99 of the 100 cities down over the month, which is a liquidity signal as much as a price one.

What to watch

  • The index publisher's own data page carries no printed release date; the date comes from the outlets that carried the release.
  • This is an average transaction-price series from a private index system, not the official national statistical price index.
  • Whether Zhaoqing, the single city still rising on the second-hand side, holds that position next month.
