Germany housing permits rise 6.8% in August 2026
Permits for 20,600 homes were issued in August, but nearly all of the growth came from conversions inside existing buildings, not new construction.
The facts
- Building authorities approved about 20,600 dwellings in August 2026, up +6.8% (1,300 homes) on August 2025, the Federal Statistical Office said in release No. 370 of 16 October 2026.
- New construction covered 16,500 of those homes, a rise of only +4.2% (700), while conversions inside existing buildings jumped +18.2% (600) to 4,200.
- From January to August permits covered 169,400 dwellings, +12.1% (18,300) on the same period of 2025, of which 137,500 sit in new residential buildings, +12.7%.
- Within those eight months two-family houses grew fastest at +21.7%, ahead of multi-family houses at +14.5% and single-family houses at +7.8%; dormitories fell -2.0% to 5,300.
What it means for your money
- Approvals are rising, so more choice is coming. But new build grew only +4.2%, so pressure on finished homes eases slowly.
- Rental income stays better protected than the headline implies: Glopra puts German existing apartments at $3,066 per square metre on a 4.07% gross yield, and a thin new-build pipeline limits competition for tenants.
- Owners already holding German property face a different pressure, because the +18.2% rise in conversions means more refurbished units reaching the same streets and buildings.
What to watch
- Destatis warns that permits often do not enter the statistics in the month they were granted, so the August figure can change in later releases.
- The release prints no month-on-month change and no euro value, so the pace inside the quarter cannot be read from it.
- The building-type split covers January to August, not August alone.
