Germany mortgage lending standards ease in Q3 2026

German banks eased credit standards on home loans in the third quarter of 2026 while buyer demand fell again — easier borrowing, fewer rival bidders.

The facts

  • The Deutsche Bundesbank's October 2026 Bank Lending Survey, published on 27 October 2026, put the net share of German banks tightening credit standards on house-purchase loans at -4% in the third quarter, against +7% in the second. A negative balance means easing.
  • The Bundesbank cites banks' higher risk tolerance as the reason household standards were not tightened further. Terms and conditions stayed unchanged on the whole.
  • Demand for house-purchase loans fell considerably for a second quarter in succession, and by more than banks expected — on higher general interest rates, weaker consumer confidence, competing lenders and refinancing.
  • The loan rejection rate continued to rise in all three loan categories.
  • For the fourth quarter, banks expect standards to stay unchanged and household financing needs to fall further.

What it means for your money

  • Borrowing in Germany got easier, not harder. Fewer rival buyers are bidding at the same time.
  • With terms unchanged, the easing shows up as access and loan size, not a cheaper headline rate. Glopra's data puts the German national average at 3,066 USD per m² with a gross rental yield of 4.07%, leaving a leveraged buyer little cushion above current euro-area mortgage pricing.
  • If you already own in Germany, a second quarter of falling demand means weaker bid support on an exit.

What to watch

  • The rejection rate is the counterweight: standards eased on balance while more applications were refused. The survey gives no house-purchase-specific rejection figure.
  • The next survey round will show whether the easing held into the fourth quarter.
  • The Bundesbank reports no margin change on house-purchase loans; the survey's margin rise applies to corporate lending.
