Hong Kong home prices rise 1.28% in the month to October 2026
Hong Kong resale home prices rose 1.28% in a month on the Centa-City Leading Index, so the entry price is climbing while the rental return stays thin.
The facts
- Centaline's Centa-City Leading Index, which tracks second-hand private homes in Hong Kong, reached 160.05 in the reading published on 16 October, up 0.71% on the week and +1.28% on the month.
- It covers contracts expected to be signed between 5 and 11 October 2026, and is updated every Friday.
- Large units stood at 160.75, up 2.26% on the month, small and medium units at 159.91, up 1.08%, large estates at 161.47, up 0.97%.
- Among large estates Kowloon rose 1.95% on the week to 159.28 and Hong Kong Island 0.75% to 163.66; New Territories East stood at 173.38 and the west at 144.50, up 0.41% on the month.
- The base is 100 for the first week of July 1997, so 160.05 stands 60.05 points above it.
What it means for your money
- Prices rose 1.28% in a month, so the entry cost climbs while you decide. Larger flats rose fastest, at 2.26%.
- Glopra's Hong Kong snapshot shows $17,515 per square metre and a 3.65% gross yield, which a 1.28% price gain compresses unless rents follow.
- If you already own, the same move adds to resale value.
What to watch
- Centaline publishes the monthly Centa-City Index on the 18th; no year-on-year change accompanies the weekly series.
- It reflects contracts expected to be signed rather than completed, so a weekly move can reverse; New Territories East's weekly change appears both as a dash and as zero.
