Hungary housing loans average HUF 27.4m in the first half of 2026

The average approved Hungarian housing loan reached HUF 27.4m in the first half of 2026 from HUF 19.7m, and state-subsidised credit did all the work.

The facts

  • Hungary's statistical office KSH reported on 22 October 2026 that the average approved housing loan in the first half of 2026 was HUF 27.4m, against HUF 19.7m in the same period of 2025.
  • State-subsidised loans account for the whole move: their average rose from HUF 22.7m to HUF 32.1m, while non-subsidised loans fell from HUF 19.0m to HUF 18.2m.
  • The gap between the average subsidised and non-subsidised loan widened from HUF 3.7m to HUF 13.9m in a year.
  • Lenders approved about 57,000 housing loans worth HUF 1,569bn in the half year and disbursed nearly 55,000 worth HUF 1,430bn.
  • The outstanding stock of household housing loans rose from HUF 6,784bn at the end of 2025 to HUF 7,809bn at the end of June 2026.

What it means for your money

  • Subsidised buyers can borrow HUF 32.1m, non-subsidised HUF 18.2m. A foreign buyer bids against the larger number, not the smaller.
  • A borrower with HUF 32.1m buys into a market that Glopra measures at USD 4,049 per square metre, where a square metre lets for USD 16.76 a month. The credit moves the purchase price, not the rent.
  • An owner already holding Hungarian property sits on the other side of the same credit: the loan stock went from HUF 6,784bn to HUF 7,809bn in six months, and that borrowing is what pays resale prices.

What to watch

  • The non-subsidised loan fell from HUF 19.0m to HUF 18.2m, which is the measure of demand that does not rest on state support.
  • Approvals ran ahead of disbursements, about 57,000 against nearly 55,000 and HUF 1,569bn against HUF 1,430bn, so part of first-half demand settles in the second half.
  • The release covers January to June 2026 and prints no interest rates, so the cost of that credit is not in these figures.
