Hungary: asking rents rose 0.7% in August and 0.9% in Budapest

Hungarian asking rents rose +0.7% month on month in August and 0.9% in Budapest, lifting the rent a new landlord can post, at a pace the office calls slower.

The facts

  • The Hungarian Central Statistical Office, compiling the index with a large property listing portal, put the rise in rental asking prices at +0.7% month on month nationwide in August 2026 and at 0.9% in Budapest.
  • The office described rental asking prices as continuing to rise, though at a slower pace than before.
  • In nominal terms the August rent index stood 77% above its 2021 base nationwide and 78% above it in the capital.
  • In real terms the index was 20% above the 2021 base both nationwide and in Budapest.

What it means for your money

  • Rising asking rents mean a higher asking rent for a new landlord. The office says the pace is slowing.
  • Glopra's Hungary data puts the national asking price at 4,049 USD per square metre against an asking rent of 16.76 USD per square metre a month, a gross yield of 4.97%; in Budapest the asking price is 5,043 USD and the asking rent 18.80 USD, a gross yield of 4.47%.
  • Rental income is taxed at 13.5% of the gross rent, at the same rate for every rent level and for non-residents, according to Glopra's Hungary data; itemised expense accounting can bring the real burden down to 8-10%.
  • For an owner already letting, the two measures split. Nationwide, rents are 77% above their 2021 base in nominal terms, 78% in Budapest, but 20% above it in real terms in both.

What to watch

  • The next monthly reading will show whether the slowdown the office described continues or the +0.7% step repeats.
  • The index measures asking prices, not signed contracts; that is the figure the office publishes.
