Malta property sales fall 11.5% to 974 deeds in September 2026
Maltese final deeds of sale fell 11.5% to 974 in September 2026 and their value 10.8%, while the value of properties going under contract rose 5.5%.
The facts
- Residential final deeds of sale numbered 974 in September 2026, -11.5% against September 2025 and 126 fewer, per News Release 180/2026 of the National Statistics Office.
- Their value reached €306.6 million, down 10.8% on the year.
- Promise-of-sale agreements fell 9.6% to 959, yet their value rose 5.5% to €395.8 million.
- Individual buyers signed 881 deeds, 90.5% of the total, covering €259.8 million of the value.
- Apartments took 405 of the 1,095 properties transacted and garages 259.
What it means for your money
- Transaction liquidity is thinner: 974 deals closed, -11.5%. Contract values still rose 5.5%.
- Published values divided by published counts give about €413,000 per promise-of-sale agreement against about €315,000 per completed deed — the contracts still being signed are the dearer ones.
- Glopra's own Malta figures for October 2026 pair an island-wide median asking price of €530,000 for a three-bedroom home with a €1,800 median asking rent a month, a 4.1% gross yield on Glopra's own calculation.
- For an owner already holding there, the same release is about exit timing rather than price.
What to watch
- The cut-off date is 2 October 2026, so a deed registered later falls into a later release.
- Those per-contract averages are not per-property prices: the 974 deeds covered 1,095 properties, and the release gives no property count for promise-of-sale agreements.
- Volumes and totals fell here; price is measured separately in the office's Residential Property Price Index, which this release does not contain.
