Maltese Home Prices Rose 6.9% in a Year, With Apartments Up 7.4%
Malta's statistics office puts residential price growth at 6.9% year on year in the second quarter, with apartments at 7.4% and maisonettes at 4.3%.
The facts
- The Residential Property Price Index for Malta rose by +6.9% in the second quarter of 2026 compared with the second quarter of 2025.
- Compared with the first quarter of 2026 the index rose by 1.6%, and its reading for the quarter was 105.94.
- Apartments rose 7.4% over the year, to an index reading of 106.31.
- Maisonettes rose 4.3% over the year, to an index reading of 103.81.
- The release carries the reference number 172/2026 and is dated 1 October 2026.
- The index is built with a Laspeyres-type formula using transaction-value weights, and this release prints no separate index for houses.
What it means for your money
- Entering the Maltese market costs 6.9% more than a year ago. The choice of dwelling type changed that cost considerably.
- The two published segments moved at different speeds: an apartment buyer faced 7.4% annual growth and a maisonette buyer 4.3%, so the choice of dwelling type changed the entry price by a wide margin over twelve months.
- Glopra's Malta figure puts the island-wide median asking price for a three-bedroom home at 615,649 US dollars, from a September 2026 portal report. That is an asking figure for one bedroom-count segment, not a transacted national average, and the index above is the transaction-weighted measure.
- Existing Maltese owners are on the other side of the same move: the asset they already hold is valued higher, on that same transaction-weighted index.
What to watch
- The index is quarterly, so the next release will show whether the apartment and maisonette rates keep diverging.
- This release prints no index for houses, so nothing about that segment can be read from it.
- The 105.94 reading is an index level, not a price, and the release prints no price per square metre.
