Netherlands housing market: homes for sale up 24% in Q3 2026
Existing homes for sale through Dutch NVM agents rose 24% over the year to about 39,000 in the third quarter, while sales held flat and overbidding eased.
The facts
- About 39,000 existing homes were on sale through NVM-affiliated agents in the third quarter, +24% on the year and 6% up on the quarter, NVM reported on 8 October 2026.
- NVM agents sold about 41,700 existing homes, 8% down on the second quarter but, by NVM's own description, roughly flat on the year.
- Their average transaction price was €503,000, up 1.8% over the year.
- NVM's scarcity indicator rose to 2.8 from 2.3 a year earlier; on its scale a higher reading means more choice for buyers, though below 5 still counts as a tight market.
- Homes took 31 days to sell against 29 a year earlier, and almost two thirds sold above asking price, down from 71%.
What it means for your money
- Entering is easier than a year ago: 39,000 homes for sale, +24%, and fewer overbids. Prices still rose 1.8%.
- The room opened in competition, not price: almost two thirds of sales still cleared above asking price, so the premium shrank rather than vanished.
- On rental income, Glopra's own calculation from NVM's second-quarter figures gives a 4.83% gross yield: €4,798 median transaction price per square metre against €19.32 average free-market rent per square metre a month.
- An owner already holding there has been selling into a slower market, against a buyer with more alternatives.
