Netherlands house prices up 2.9% in September 2026
Dutch house prices rose 2.9% in the year to September 2026, the slowest pace this year, while sales fell 7.1% and prices dipped 0.4% on the month.
The facts
- The price index for existing owner-occupied homes rose +2.9% in the year to September 2026, down from 3.3% in August, on figures from the national statistics office and the land registry.
- The index stood at 156.0 in September against 156.6 in August and 151.6 a year earlier, a fall of 0.4% on the month.
- September prices were 17.3% above the previous peak, reached in July 2022.
- 20,383 existing homes changed hands in September, just over 7% fewer than a year earlier. The January to September total of 176,411 was nearly 3% higher.
- The average sale price was 504,658 euros, a figure not adjusted for quality unlike the index.
- Third-quarter figures show the regions pulling apart: Fryslan and Drenthe were up 5.7%, Noord-Holland 1.8%, Amsterdam 1.0%.
What it means for your money
- Entry is getting easier, not cheaper. Prices still sit 2.9% above a year ago, even though September itself came in 0.4% lower.
- Yield is where the squeeze shows. Glopra data put the Dutch average at 5,562 US dollars per square metre on a 4.83% gross rental yield, so price gains that outrun rents push that number down further.
- Buyers face 11.5% in transaction costs on the Glopra figures, which at the current pace takes about four years of price growth to earn back.
- For owners already holding Dutch property, 7.1% fewer buyers means longer selling times, and location now decides the outcome: Amsterdam gained a sixth of what Fryslan did.
What to watch
- The October price index is the next test of whether the monthly fall was a one-off or the start of a flat stretch.
- Detached homes saw the sharpest transaction drop in the third quarter at 4.7%, and end-terrace houses were the only type to sell in greater numbers than a year earlier.
