Dutch newbuild home sales fall 11.2% in Q2 as existing-home sales rise

Newbuild home sales in the Netherlands fell 11.2% year on year in the second quarter while existing-home sales rose 2.7%, and both segments became more expensive.

The facts

  • Almost 5.7 thousand newbuild homes were sold in the Netherlands in the second quarter of 2026, a change of -11.2% year on year.
  • More than 59 thousand existing owner-occupied homes were sold in the same quarter, 2.7% more than a year earlier.
  • The two segments together came to 64.6 thousand homes with a total sale value of 31.8 billion euros.
  • The average sale price of a newbuild home was 514 thousand euros, up 4.7% year on year.
  • The average sale price of an existing home was 492 thousand euros, up 4.2% year on year.
  • Across all owner-occupied homes sold in the country prices rose 4.3%, which the release places very close to the 4.7% average for the European Union as a whole; the release credits that EU figure to Eurostat.

What it means for your money

  • Entering costs more: newbuild prices rose 4.7% and existing homes 4.2%. But more existing homes came to market, up 2.7%.
  • The two legs parted company on volume: newbuild sales fell 11.2% while existing-home sales rose 2.7%. In levels, more than 59 thousand existing homes changed hands against almost 5.7 thousand newbuild.
  • Glopra's Netherlands data records a national median transaction price of 4,798 euros per square metre for the second quarter, measured by NVM across all dwelling types. That is a per-square-metre measure and a different basis from the per-home averages in this release, so the two are read side by side, not against each other.
  • Glopra's Netherlands data also records that Dutch letting is not taxed on the rent received: the Box 3 system taxes a deemed return instead, 36% applied to a 6.00% deemed yield on the value of the property after the 59,357 euro tax-free allowance, which comes to roughly 2.16% a year of the value above that allowance, whatever the actual rent. An owner already letting there carries a holding cost tied to what the property is worth rather than to what it earns.

What to watch

  • A counter-evidence rule caps the Box 3 charge at the actual return, and Glopra's Netherlands data records that the leegwaarderatio, the discount applied to let property, is abolished from 1 January 2027. That date changes the holding-cost arithmetic.
  • This release counts transactions and average prices per home. It does not break the newbuild figure down by region or price bracket, so it cannot show where the drop was concentrated.
