New Zealand rents rise just 0.2% in the September 2026 quarter
New Zealand rents rose just 0.2% in the year to the September 2026 quarter, while the cost of building a new home climbed 3.2% and inflation ran 3.7%.
The facts
- Rents in the consumers price index rose +0.2% over the year to the September 2026 quarter and were unchanged, at 0.0%, against the June quarter.
- Rentals carry 11.2% of the index and newly built housing 9.5%, so between them they set almost a fifth of New Zealand inflation.
- Across the main centres, quarterly rents fell 0.1% in Auckland and 0.5% in Wellington, and rose 0.4% in Canterbury.
- The purchase of new housing, which tracks what it costs to build, rose 0.5% on the quarter and 3.2% over the year. Canterbury led the quarter at 1.3%, ahead of Wellington at 0.5% and Auckland at 0.2%.
- Headline inflation was 3.7% over the twelve months to the September quarter, down from 4.1% in the year to June.
What it means for your money
- Rental income has stopped keeping pace. Rents gained 0.2% while prices generally rose 3.7%, so the rent cheque shrank in real terms.
- Construction pulls the opposite way. At 3.2% a year, build costs raise the entry price of anything new and widen the discount on existing stock.
- Glopra data show New Zealand house prices 0.4% lower over twelve months with a Bubble Risk score of 50 out of 100, so a buyer entering now is relying on rent for the return, and rent is standing still.
- Landlords already in the market saw rents fall in both Auckland and Wellington this quarter, and the 5.5% transaction costs in the Glopra figures make a quick exit costly.
What to watch
- The December 2026 quarter index lands on 27 January 2027 and will show whether a flat quarter turns into a falling one.
- Canterbury is the only main centre where rents are still rising, which makes the regional split the question worth tracking.
