Five northeastern Thai provinces: 13,421 unsold, housing-estate home 44 months

Unsold homes in five northeastern Thai provinces rose 5.3% to 13,421 units in the first half, and a housing-estate home now takes 44 months to sell.

The facts

  • The five provinces covered, Nakhon Ratchasima, Khon Kaen, Udon Thani, Ubon Ratchathani and Maha Sarakham, offered 15,777 units for sale in the first half of 2026, 4.4% more than a year earlier, worth 53,241 million baht.
  • Newly sold units came to 2,356, up 0.5% year on year, with a value of 7,778 million baht.
  • Accumulated unsold stock reached 13,421 units worth 45,463 million baht, 5.3% more than a year earlier.
  • New supply entering the market was 2,224 units worth 6,803 million baht, a rise of 62.3% year on year.
  • The average absorption rate across the region was 2.5% per month; by segment a condominium unit takes 22 months to sell and a housing-estate home 44 months, the developer housing-estate category covering detached, semi-detached, townhouses and shophouses together.
  • Absorption varied widely by province: Khon Kaen and Udon Thani both ran at 3.1% a month, against 1.7% in Nakhon Ratchasima, 1.6% in Maha Sarakham and 1.5% in Ubon Ratchathani.

What it means for your money

  • Stock is building faster than it sells. A buyer entering now negotiates against 13,421 unsold units.
  • The exit is the harder half of this trade: at 2.5% a month the region absorbs its inventory slowly, and new supply still rose 62.3% year on year, which adds to the stock any seller competes against.
  • The ownership rules stand on their own here. Glopra's Thailand data records that a foreign buyer may hold a condominium unit freehold, inside a 49% cap on the building, and may not own land freehold. That makes the condominium a route into the market rather than a faster one: the 22-month and 44-month figures are regional averages, and in Nakhon Ratchasima the condominium takes 56 months against 51 months for a housing-estate home, while Maha Sarakham has no condominium stock left at all.
  • Province choice moves the same money very differently: Khon Kaen and Udon Thani absorb stock at twice the rate of Ubon Ratchathani, and an owner already holding in the slower provinces faces the longer wait on any sale.

What to watch

  • This release covers the first half of 2026, and a later reading will show whether the 62.3% jump in new supply continues.
  • These are regional figures for five provinces and are not a national average, and the release reports units, values and absorption rates rather than a price per square metre.
  • The 22-month and 44-month figures are segment averages for the region as a whole. The release breaks the segment composition down by province and by district as well: in Khon Kaen a condominium takes 21 months against 35 months for a housing-estate home.
