Poland building permits up 12.3% in January-September 2026
Polish dwellings cleared for building ran 12.3% ahead of last year in the first nine months, while 149.2 thousand homes were actually completed.
The facts
- Dwellings with a building permit or a notification with a construction design rose +12.3% year on year in January to September 2026, Statistics Poland reported on 20 October.
- Dwellings completed reached 149.2 thousand over the same nine months, 3.1% more than in 2025. The figures are preliminary.
- Developers handed over 91.9 thousand dwellings, up 1.2%, and individual investors 51.3 thousand, up 5.2%.
- Dwellings on which construction started rose 4.5% year on year.
- Statistics Poland publishes no absolute count for permits or starts on the release page, only the percentage changes.
What it means for your money
- Permits running 12.3% ahead point to more finished stock in 2028. More choice later usually means less price urgency now.
- Glopra data put the Polish average at $3,814 per square metre, 60.2% above where it stood five years ago. The permit pipeline is the supply side of that same arithmetic.
- For an owner already in Poland, the 5.2% rise among individual investors matters more than the developer line: that is self-build and small-scale supply, which competes directly with resale stock.
What to watch
- Completions are up 3.1% while permits are up 12.3%. The distance between those two numbers is what sets supply in 2028, not this year's handovers.
- The data is preliminary and open to revision, and the absolute counts sit in the downloadable annex rather than on the release page.
- Statistics Poland published its construction output and construction price figures on the same day; those cover total construction, not housing alone.
