Portugal house prices reach €3,249 per sqm in October 2026
Asking prices in Portugal hit a record €3,249 per square metre in October, up 7.5% in a year, which raises the entry cost for every new buyer.
The facts
- The median asking price for a home in Portugal ended October at €3,249 per square metre, the highest level on the index.
- Prices were 7.5% above October 2025 and 1.2% above the July reading, the quarterly comparison the release gives instead of a monthly one.
- Lisboa remains the most expensive city at €6,248 per square metre, up 3.9% over the year, with Porto second at €4,339 per square metre, up 7%.
- At district level Lisboa stands at €4,835 per square metre, up 6.2%, and Porto at €3,132 per square metre, up 3.3%.
- Asking prices rose in all 20 district and autonomous-region capitals; of the 26 districts and islands only Faial fell, by 4.9%.
- Alentejo led the regions with a twelve-month rise of 14.3%, while Norte was the slowest at 3.8%.
What it means for your money
- Entry costs 7.5% more than a year ago, at a record level. Each rise squeezes the yield on a purchase made today.
- Glopra puts Portugal's gross rental yield at 5.26%, and a full round trip of buying and selling again costs 11.2% of the price — two numbers a 7.5% annual rise works against.
- Where the money goes matters more than the national figure: a buyer in Alentejo faced prices rising 14.3% over the year against 3.8% in Norte.
- For an owner selling now, 20 capitals out of 20 rising and a record national level support the asking price, though the 4.9% fall on Faial shows the move is not everywhere.
What to watch
- These are asking prices taken from listings, not completed-sale prices, so transaction-based series published by the national statistics office can move differently.
- The release gives a quarterly change of 1.2% and no month-on-month figure, so the pace within October cannot be read from it.
