Portugal mortgage rates rise to 3.194% in September 2026
Portugal's implicit rate on housing loans climbed to 3.194% in September 2026, and interest now absorbs 50.4% of the average 423 euro monthly instalment.
The facts
- The implicit interest rate across all housing credit contracts rose to 3.194% in September 2026, 3.2 basis points above August.
- On contracts signed in the preceding three months the rate moved from 2.910% in August to 2.959% in September.
- The average monthly instalment reached 423 euros, 5 euros more than in August and 30 euros more than in September 2025.
- Interest made up 50.4% of that average instalment, leaving less than half for capital repayment.
- Contracts signed in the preceding three months carried an average instalment of 757 euros, 13 euros higher on the month and 13.7% higher over a year.
- Average outstanding capital per housing loan rose by 655 euros to 80,843 euros.
What it means for your money
- Portuguese loans signed in the past three months average 2.959%, up from 2.910% in August. Entering now costs more to finance.
- Rental income still covers that cost, but by less than it did: Glopra's Portugal data show a median 2,430 US dollars per square metre and a 5.3% gross rental yield, against a cost of debt of roughly 3%.
- Anyone already repaying a Portuguese housing loan is paying more as well. The average instalment is 423 euros, 30 euros above a year ago, and interest takes 50.4% of it.
What to watch
- The implicit rate is a stock measure covering loans signed years ago, so the 2.959% charged on recent contracts is the closer guide to what a buyer is quoted today.
- The Portuguese statistics institute's publication calendar lists a survey of bank valuations on housing for 27 October 2026, and local house price statistics for the second quarter had not appeared by 23 October.
