Qatar weekly property sales drop to QAR 482.4 million in week 40

Qatar's weekly property sales value fell 30.9% to QAR 482.4 million in week 40, while mortgage lending secured on property rose 198.4% year on year.

The facts

  • Sales contracts registered in week 40, covering 27 September to 3 October, totalled QAR 482.4 million, a change of -30.9% against the previous week and -20% against the same week a year earlier.
  • The week produced 118 sales contracts, 15.1% fewer than the previous week and 21.9% fewer than a year earlier.
  • Villas accounted for QAR 224.7 million of the value, or 46.5%, and vacant land for QAR 197.7 million, or 40.9%; buildings took QAR 29.8 million, or 6.1%, and other property types QAR 30.2 million, or 6.2%.
  • Al Rayyan municipality led with QAR 130.9 million, ahead of Doha with QAR 116.7 million and Al Wakra with QAR 99.7 million.
  • Mortgage contracts numbered 27 and carried a total value of QAR 1.04 billion, with that value down 53.8% week on week but up 198.4% year on year; vacant land made up QAR 827 million of it and Doha municipality QAR 923 million.
  • Tenants signed 518 rental contracts worth QAR 4.49 million, with the value down 58.6% week on week and 89% fewer contracts than a year earlier.

What it means for your money

  • Fewer buyers closed deals, and mortgage value also fell week on week. Measured against a year earlier, that lending is 198.4% higher.
  • Villas and vacant land together carried 87.4% of the week's sales value, so the week's turnover sat in land and standalone homes rather than in apartments. Glopra's Qatar data records freehold ownership for foreign buyers in designated zones only, with 99-year leasehold elsewhere; that rule follows location, not property type, and the release publishes no zone split.
  • Glopra's Qatar data records no tax on residential rent for an individual who carries on no taxable activity in the country, under Income Tax Law 24/2018, with no municipal or housing levy on residential rent either; a non-resident's gain on a later sale may be taxed at 10%, which touches the exit rather than the income.
  • An owner already letting a Qatari home therefore keeps the rent untaxed, and reads these weekly swings as a signal about resale value and buyer depth rather than about rental income.

What to watch

  • Aqarat publishes weekly, so the week 41 bulletin is the next reading. Single weeks move widely in both directions.
  • The release reports contract values and counts only. It carries no price per square metre, so it cannot show whether prices moved, only how much money changed hands.
