Saitama condo prices up 14.6% on the JR Kawagoe Line, October 2026
Used condo prices on Saitama's JR Kawagoe Line rose 14.6% in a year to 1.90 million yen per tsubo, and 238 fewer listings leaves less room to bargain.
The facts
- Tokyo Kantei published its station-level used-condominium report on 13 October 2026, averaging asking prices from June to August 2026.
- On the JR Kawagoe Line, Omiya to Komagawa, the average reached 1.90 million yen per tsubo, up 0.24 million yen or +14.6% on the year. A tsubo is about 3.3 square metres.
- The line carried 1,114 listings, 238 fewer than a year earlier, and the average unit was 28.8 years old against 29.1.
- Omiya is the line's peak at 2.64 million yen per tsubo; Kawagoe, further out, is 1.26 million yen.
- The neighbouring JR Tohoku Main Line averaged 1.80 million yen per tsubo, up 8.6%, with Hasuda its cheapest named stop at 1.02 million yen.
What it means for your money
- The Kawagoe Line's 14.6% beat the 9.3% annual rise in Tokyo's 23 wards. Fewer listings leaves less room to bargain.
- The ladder along one line is what remains: Omiya at 2.64 million yen per tsubo against Kawagoe at 1.26 million yen, the same train for under half the price.
- For an owner already on these lines, the thinner pool helps on resale, but the average unit is 28.8 years old and buyers price age in.
What to watch
- Part of the gain is mix, not price: average floor area on offer fell from 66.32 to 65.94 square metres and average age from 29.1 to 28.8 years.
- These are asking prices from listings, not registered transaction prices.
- Tokyo Kantei issues this series weekly, and the rolling three-month window smooths any single issue.
