Saudi Arabia property prices rise 1.2% in Q3 2026
Saudi Arabia's property price index stood 1.2% above a year earlier in Q3 2026 and 1.2% below Q2, with villas down 7.7% and residential land up 4.9%.
The facts
- Saudi Arabia's real estate price index stood +1.2% above the third quarter of 2025 and 1.2% below the second quarter of 2026, the General Authority for Statistics reported on 20 October 2026.
- Housing as a whole gained 2.3% on the year and lost 1.5% on the quarter.
- Residential land led the annual gain at 4.9%, apartments added 1.7% and residential floors 0.8%, while villas fell 7.7%.
- Commercial prices dropped 2.0% on the year, with commercial land at -2.1%, buildings at -1.4% and shops and showrooms at -0.9%.
- Agricultural land rose 3.9% on the year and 0.2% on the quarter.
- Among the regions reported, Northern Borders gained 12.0% and Riyadh 4.6%, while Asir lost 4.3%, Hail 3.8%, the Eastern Province 3.7% and Al-Jouf 2.8%.
What it means for your money
- Villas are 7.7% cheaper on the year and residential land 4.9% dearer. The headline 1.2% index hides both moves.
- Apartments sit between the two at 1.7% on the year, and Glopra's Saudi data puts the average asking price for that segment at USD 2,336 per square metre, the level a cross-border buyer negotiates from.
- Owners already holding villas carry the 7.7% annual decline, and the 0.4% quarterly fall shows the slide has not stopped.
What to watch
- Neither relay of the bulletin carried quarter-on-quarter figures by region, so the regional picture is annual only.
- The statistical calendar lists the September construction cost index for 22 October 2026, the next release that touches build costs in the kingdom.
