What it means for your money
- Entering Seoul got dearer for an 89th straight week. The weekly pace eased to 0.13% from 0.16%, but it has not turned negative.
- Seongbuk and Seodaemun rose 0.36% while Seocho and Gangnam fell about 0.3%, so the entry price rose in the cheaper northern districts and eased in the expensive south.
- Transaction costs eat into a short hold: Glopra's data put the round-trip cost of buying in South Korea at 8.2% of the price, while its Seoul figure shows apartment prices 13% higher over a year.
- An owner letting in Seoul sees the rental side move with the sale side. Jeonse deposits rose 0.16% in the week, their own 89th straight increase, so the deposit a tenant must put up is rising too.
What to watch
- The survey is weekly and measured to 19 October, so nothing after that date is in these figures.
- The Korea Real Estate Board publishes no transaction counts and no price levels in this weekly series, only index changes, so the numbers show how fast prices moved and not what a flat costs.
