Spain house prices rise 14.2% in September 2026
Tinsa valuations were 14.2% higher over the year to September, a fourth straight month of slower growth, while the monthly pace stayed at 0.7%.
The facts
- New and existing homes in Spain cost +14.2% more in September 2026 than a year earlier, appraiser Tinsa reported on 16 October 2026 in its monthly IMIE General release.
- Prices rose +0.7% between August and September, so the monthly pace stayed positive even as the annual rate came down.
- The annual rate has eased every month since the summer: 15.6% in June, 15.5% in July, 14.9% in August and 14.2% in September.
- The index tracks appraisal values for new and second-hand homes across Spain, a different basis from asking-price indices and transaction registries.
What it means for your money
- Entry is more expensive than a year ago, with valuations +14.2% higher. The monthly rate is still positive at +0.7%.
- Rental yields compress when prices climb faster than rents: Glopra puts Spanish asking prices at $3,390 per square metre and the market's bubble risk at 61 out of 100, in the elevated band.
- Owners already holding in Spain see the other side: a 14.2% annual gain lifts resale value but raises the capital gains base on a sale.
What to watch
- Tinsa prints no next-release date, so the timing of the October reading is not published in advance.
- The index level and the distance from the market peak appear only in Tinsa's full report, so the position in the long cycle cannot be read here.
- Tinsa's local-markets index is a separate quarterly series, reported at 14.7% for the third quarter, and is not comparable with the monthly national index.
