Switzerland house prices rise 1.7% in Q3 2026, up 4.4% on the year
Swiss residential property prices rose 1.7% in the third quarter of 2026 and 4.4% over the year, with single-family houses outpacing condominiums.
The facts
- The Swiss Federal Statistical Office reported on 27 October 2026 that the residential property price index rose +1.7% in the third quarter of 2026, reaching 129.8 points against a fourth-quarter 2019 base of 100.
- Measured against the same quarter of 2025, the office put total price inflation at 4.4%.
- Single-family houses rose 2.1% over the quarter, ahead of condominiums at 1.3%.
- Urban municipalities of a small agglomeration or outside an agglomeration recorded the largest quarterly rise, at 3.4%.
- Intermediate municipalities recorded the smallest, at 0.6%.
What it means for your money
- Entry costs rose another 1.7% in three months. At a 4.4% annual pace, waiting a year costs more than negotiating.
- Glopra's figures put the Swiss average at $9,468 per square metre with a Bubble Risk score of 73 out of 100, in the elevated band, so this quarter adds to a valuation that was already stretched.
- For anyone already holding Swiss property the gain is on paper until sale, and the geography matters: the 3.4% rise in small-agglomeration towns beat the 0.6% in intermediate municipalities by close to six times.
- The house-versus-flat gap, 2.1% against 1.3%, says detached stock led this quarter, so the condominium segment is where the smaller increase sits.
What to watch
- The index covers the whole country and the release gives no cantonal or major-region breakdown, so Zurich and Geneva cannot be separated out of it.
- The annual rate of 4.4% is the comparison the next quarterly reading will be measured against.
- The office prints no next release date on this publication; the index is quarterly.
