Tokyo condo rents pass 5,000 yen per square metre in September 2026
Tokyo asking rents reached 5,025 yen per square metre in September, the first time above 5,000 since 2009, and that lifts the yield on a purchase today.
The facts
- Asking rents for condominiums in Tokyo Prefecture reached ¥5,025 per square metre in September 2026, up 0.8% on the month and rising for a fourth consecutive month, Tokyo Kantei reported on 15 October.
- It is the first time above ¥5,000 since the survey began in March 2009.
- Tokyo's 23 wards stood at ¥5,215 per square metre, up 0.9%, and Greater Tokyo at ¥4,288, up 1.1%.
- Kanagawa rose 0.9% to ¥2,935 and Chiba 0.7% to ¥2,246, a first increase in six months, while Saitama was -0.4% at ¥2,400.
- The Kinki region fell 1.0% to ¥2,455, a third straight decline, with Osaka at -0.4%, or ¥2,888, and Hyogo down 0.6% to ¥1,888.
What it means for your money
- Tokyo rents are climbing, which lifts the yield on a purchase today. Kansai is moving the other way, so the gain is regional.
- Glopra's figures for Tokyo's 23 wards show $11,800 per square metre and a 3.40% gross yield, so the rent gain works on the income side, not the entry cost.
- If you already own in Greater Tokyo, a fourth rising month supports renewal pricing; Osaka and Hyogo owners face the reverse.
What to watch
- Kantei ties part of Chiba's rise to rising building age in its sample, and the Kansai fall partly to a shrinking Osaka case share.
- No year-on-year series is published, so the monthly run is the only trend, and October's reading follows in mid-November.
