US 30-Year Mortgage Rate Rose to 7.28%, Up 25 Basis Points in One Week

Freddie Mac's 1 October survey puts the 30-year fixed rate at 7.28%, up from 7.03% a week earlier and 6.34% a year ago.

  • The 30-year fixed-rate mortgage averaged 7.28% as of October 1, 2026, up from last week when it averaged 7.03%.
  • A year earlier the same 30-year fixed rate averaged 6.34%.
  • The 15-year fixed-rate mortgage averaged 6.60%, up from 6.42% last week and from 5.55% a year earlier.
  • Taking the figures above, the one-week move is 25 basis points on the 30-year term and 18 basis points on the 15-year term; against the year-earlier readings the gap is 94 and 105 basis points.
  • The survey was released on Thursday, October 1, 2026, at 12 p.m. Eastern Time, and its results average loan rates offered the prior Thursday through Wednesday.

What it means for your money

  • Borrowing in the US got more expensive in one week. A buyer financing now pays 7.28% instead of 7.03%.
  • The shorter term moved the same way, so choosing a 15-year loan does not sidestep it: 6.60% against 6.42% seven days earlier.
  • Glopra's United States figure puts the typical home value at 369,678 US dollars, from Zillow's August 2026 report. The rate applies to whatever share of that value is borrowed, so the same purchase now carries a higher monthly cost.
  • Someone already repaying a fixed-rate US loan is not affected. These are rates offered on new lending, and a fixed rate does not move during its term.

What to watch

  • The survey comes out every Thursday, so the next reading shows whether the 25 basis point jump holds or unwinds.
  • The 7.28% and 6.60% figures are rates offered by lenders, averaged across them, not rates actually contracted by borrowers.
