Buyers who shortlist Cyprus usually arrive from a comparison table that also holds Portugal, Montenegro and Thailand, and next to those the island looks unremarkable. That impression comes from the wrong column. Glopra's own snapshot, dated 23 July 2026 and built on methodology v3, puts Cyprus in a group few of its rivals belong to: a market whose prices never detached from the salaries paid on the ground.
How much does a square metre cost in Nicosia?
The Glopra v3 snapshot records a capital average of 2,690 USD per square metre in Nicosia. Nicosia is the inland capital, set well back from the coast, and it therefore prices on a different logic from Limassol or Paphos. Anything within walking distance of the sea in Limassol trades far above that level, so 2,690 works as the reference point for an ordinary city flat rather than as a ceiling. What have Cypriot prices done over the past ten years?
Across twelve months Glopra measures +0.5% in USD against +3.4% in local currency. The gap is the euro-dollar rate doing the work, not the housing stock. Widen the window and the picture stays calm: +32.0% over five years and +63.5% over ten, both in dollars. Portugal, the market buyers most often place beside Cyprus, added 185.4% over the same decade. Can people who live there still afford to buy?
Price-to-income is the number that separates Cyprus from the rest of the set. Glopra puts the ratio at 8.1, against 13.0 in Montenegro and 24.0 in Thailand. A Cypriot household therefore spends far fewer years of gross income on the same purchase. If you intend to let to residents rather than to holidaymakers, that ratio tells you more than any growth rate, because it describes who can pay the rent each month and who might eventually buy the flat from you.
