Dominican Republic Property Market: 8.53% Yields and a 27% Tax

A gross rental yield of 8.53% is the first thing most buyers notice about the Dominican Republic, and it is the figure that deserves the hardest look. It comes from Glopra's own market snapshot dated 2026-07-23, compiled under methodology v3, and it sits near the top of the entire Glopra country set. Portugal returns 4.29% on the same measure; Spain returns 5.45%.

How much does property cost in the Dominican Republic?

Glopra's snapshot records a capital average of 2,447 USD per square metre in Santo Domingo. Punta Cana, on the eastern tourist coast, is dearer at 2,715 USD/m², so the resort market prices above the political and commercial capital, which is unusual anywhere outside the Caribbean. Over the preceding twelve months Glopra recorded price growth of 8.9% in USD and 7.74% in Dominican pesos. The gap between those two numbers is currency, not construction cost. Why is the rental yield so much higher than in Europe?

Purchase prices never caught up with the dollar rents that tourism and expatriate demand support. That is the short answer, and Glopra's price-to-income ratio of 13.8 shows why the catch-up has not happened through local wages: a household on the national median income would need close to fourteen years of gross earnings to buy an average home. The buyer setting the price is therefore rarely Dominican. Is Punta Cana's short-let market as strong as the headline suggests?

Glopra puts the long-let gross yield in Punta Cana at 7.98% and the short-let yield at 8.8%, the latter built on AirROI's Punta Cana reporting. The 8.8% is the number that appears in sales decks. Underneath it sit an average daily rate of 105 USD and an occupancy rate of 31%, which means the average unit stands empty for roughly two-thirds of the year. Anyone modelling twelve months of income from a nightly rate that only applies for four of them will find the first annual statement unpleasant. Punta Cana prices also outran the national figure, rising 10.2% in USD over twelve months in the same snapshot.

What do tax and transaction costs take out of it?

Rental income is taxed at a flat 27%, and that one line changes the arithmetic more than anything else in the file. Georgia charges 5% on the same income and the UAE charges nothing, so an 8.53% Dominican gross yield is not comparable with headline yields from low-tax jurisdictions until it has been run net. Glopra puts total transaction costs at 7.1% of the purchase price. At the national yield that is roughly ten months of gross rent spent before the asset earns anything for its owner.
