Dubai Property Sales Reach AED 34.9 Billion in July as Average Deal Size Grows
Dubai recorded 13,930 property sales worth AED 34.9bn in July, up 6.9% from June, as average deal values climbed, Dubai Land Department data show.
Dubai sold 13,930 properties worth AED 34.88 billion ($9.5 billion) in July — 6.9% more by value than June, on a transaction count that grew just 1.2%, according to Dubai Land Department figures analysed by Al Masdar Al Aqaari at the end of July. Value growing five times faster than volume means one thing: the average deal keeps getting bigger.
Off-plan sells the units, ready homes move the money
The split tells the story of two markets running in parallel. Off-plan accounted for 9,622 transactions — 69% of everything sold — worth AED 15.96 billion. Ready properties managed just 4,308 deals, less than a third of the volume, yet brought in AED 18.92 billion, or 54% of the money. Completed homes in Dubai now trade at an average ticket roughly three times that of an off-plan unit.
For investors, that gap is the market's structure in one number: developers own the entry-level pipeline, while the secondary market has become the arena for larger, end-user and prime capital.
A record half-year behind it
July extends a first half in which total property transactions reached AED 419.9 billion, per Emirates 24/7. The monthly rhythm has settled into something steadier than 2024–25's vertical climb — growth, but single-digit, sequential growth.

Dubai apartments currently average around $7,244 per square metre on Glopra's board, with prices up 6.1% year on year and a gross rental yield of 5.53% — tax-free, which remains the emirate's core pitch.
