Hungary is a small market that produces loud numbers. The national average sits at 2,150 USD per square metre, while Budapest alone commands 4,376 USD — more than double the rest of the country, according to the Glopra snapshot 2026-07-30, methodology v3. That gap between the capital and everywhere else is the first thing a foreign buyer has to price in, and it is wider than in most of Central Europe.

What does a square metre actually cost here?

Outside the capital, 2,150 USD per square metre buys a lot of Hungary.
