Maltese Property Deeds Fell 5.1% in July While the Average Deal Got Bigger
Malta's NSO counted 1,207 final deeds of sale in July 2026, down 5.1% on the year, while their combined value rose 3.6% to €417.6 million. Fewer, bigger deals.
Malta registered 1,207 final deeds of sale in July 2026, 5.1% fewer than in July 2025, while the value of those deeds rose 3.6% to €417.6 million, according to the National Statistics Office release published on 11 August (NR 142/2026). Divide one by the other and the picture sharpens: the average deed was worth about €346,000, roughly 9% more than a year ago.
The forward book is even more lopsided
Promise-of-sale agreements — the binding preliminary contracts that typically convert into final deeds within months — numbered 1,147 in July, down 6.5% year on year, but carried €483.3 million in value, up 9.7%. That implies an average promise-of-sale of roughly €421,000, some 17% above last July. Completed and pipeline series are pointing the same way: volume is thinning while value concentrates.
A quarter of the paperwork is parking
Of the 1,333 individual properties covered by July's final deeds, apartments made up 35.3% (470 units) and garages 24.8% (331 units) — a useful reminder that Maltese deed counts are not the same as home counts. Households accounted for 89.6% of deeds. San Pawl il-Baħar led both series with 89 final deeds and 115 promise-of-sale agreements, ahead of Marsaskala (60 deeds) and Mosta (54). On the promise-of-sale side Birkirkara took second place with 77.
The yield backdrop
Glopra tracks Malta at about $3,759 per square metre nationally, from NSO-based figures of roughly €3,300/m², with a gross rental yield of 3.92% — among the thinner yields in its European coverage — and a standardised 15% non-resident rental tax that leaves roughly 3.3% net. Maltese prices were up 6.7% year on year on the latest reading, and Glopra scores the market's Bubble Risk at 62, in the elevated band. July's release does not move that assessment, but it does explain where the growth is coming from: deal size, not deal count.
