Montenegro Property Market 2026: Prices That Doubled in Five Years

Buyers who put Montenegro next to the bigger Mediterranean markets usually expect a discount. How much does a square metre cost in Montenegro?

The 2,785 USD national average covers everything from Podgorica flats to seafront apartments on the coast, so no individual listing will match it. What the figure is good for is ranking. Have prices really doubled in five years?

By slightly more than that. Glopra's five-year change for Montenegro is +101.4% in USD, against +154.1% over ten years. The arithmetic is worth pausing on: roughly two thirds of an entire decade of price growth arrived in its second half.

A market that reprices that quickly is not being pushed by local wages. It is being pushed by money from outside the country, and outside money changes its mind faster than a domestic buyer base does.

What rental yield does Montenegro actually produce?

Gross yield in the snapshot is 4.84%, close to Cyprus at 4.88% and ahead of Greece at 4.38%. On a pure yield ranking that looks unremarkable rather than weak. Put that next to a five-year doubling and a yield under 5% and you have a price level held up by demand that does not live in the country.

What should a buyer check before committing?
