Spanish Resale Home Prices Climb 13.1% in a Year as Valencia Sets a Record
Spanish resale home prices rose 13.1% in the year to July, idealista data show, with Valencia hitting a record €3,485/m² and national rents up 6.8%.
Spain's housing rally is accelerating, not cooling. Resale home prices rose 13.1% in the year to July, according to idealista's asking-price index published on 4 August. Two days later the portal reported that Valencia reached €3,485 per square metre — a record for the city.
Valencia: from bargain to boiling point
Valencia spent a decade as the affordable alternative to Madrid and Barcelona. That discount is closing fast. On Glopra's board the city trades around $3,839 per square metre (city average, snapshot: 23 July 2026) with prices up 9.9% year on year — and our Bubble Risk gauge reads 83 out of 100, in the "high" band, the frothiest reading among the Spanish markets we track. A record asking price fits that picture exactly.
Madrid, for its part, remains the price ceiling: idealista's July district data (published 4 August) again showed the capital's most expensive districts far above the national average, and our data puts the city at roughly $6,850 per square metre.
Prices are outrunning rents two to one
The same week's rental index tells the quieter half of the story: rents rose 6.8% in the year to July. When prices grow twice as fast as rents, gross yields compress mechanically. Spain's national average sits near $2,331 per square metre with a gross rental yield of about 5.45% on Glopra's data — solid, but the direction of travel is downward for new buyers at today's prices.
What to watch
Asking prices lead transaction prices, and a 13.1% print in an index of seller expectations is as much sentiment as settlement. The test comes when Spain's notarial and INE transaction data for the summer months land in the autumn. Until then, the gap between double-digit price growth and single-digit rent growth is the single most important number in the Spanish market.
