Thailand Property Market: Bangkok Prices, Phuket Yields and the 2026 Numbers
Bangkok averages 4,833 USD/m² with a 6.22% gross yield, yet dollar prices fell 3.7% in a year. Glopra's own snapshot of 23 July 2026, plus Phuket compared.
Two markets share one country here, and a single national average hides more than it shows. Bangkok sells expensive floor space to buyers whose rental income holds up but whose dollar-denominated capital return has just gone backwards. Phuket sells cheaper square metres that make most of their money from holiday guests rather than from tenants on annual leases. The figures below come from Glopra's own market snapshot dated 2026-07-23, produced under methodology v3.
How much does a square metre cost in Bangkok?
The capital average in the Glopra snapshot is 4,833 USD/m². Among the fifteen markets in this comparison set that is the second most expensive entry, behind the UAE at 5,760 USD/m² and a long way above Indonesia at 2,144 USD/m². Phuket sits lower, at 3,713 USD/m².
The gap between the two Thai locations is around a quarter. That sounds modest until you look at what each one earns. Cheaper entry does not automatically mean better return, and in Phuket's case the answer depends entirely on how the unit is let.
Why did the price fall in dollars but rise in baht?
Over twelve months Thai prices moved +1.26% in local currency and −3.7% measured in USD. The buildings did nothing unusual; the baht did the work. Anyone holding dollars or euros should treat that currency line as a separate item in the calculation rather than folding it into the property story.
Longer series are kinder. The same snapshot shows +11.0% over five years and +41.2% over ten, both in USD. Global Property Guide's Thailand price history describes the same shape: long stretches of drift broken by short bursts.
Bangkok rental income or Phuket short lets?
Bangkok's gross rental yield in the snapshot is 6.22%, comfortably above the UAE's 4.94% and below Indonesia's 8.30%, with Georgia at 7.42% for reference. Global Property Guide's Thai rental yield series sits in the same range.
Phuket looks weaker on a long lease at 5.05%, then changes character completely on short lets: 10.4% gross, on 64% occupancy at an average daily rate of 83 USD. Airbtics' Phuket revenue data points to the same order of magnitude. What that headline number leaves out is the work behind it. A 64% occupancy rate is the output of constant pricing work and review management across a year whose monsoon months empty out. Read the 10.4% as the ceiling of a small hospitality business, not as a coupon.
Is Thai property expensive relative to Thai salaries?
The price-to-income ratio is 24.0 in the snapshot, the second highest in the set after Indonesia's 25.5. A local median income buys very little Bangkok floor space, and Numbeo's property investment rankings by country place Thailand in similar company.
Glopra's bubble score for the country is 62 out of 100, which falls in the elevated band rather than the critical one, and data confidence is High, so the reading is not an artefact of thin inputs. Elevated here means the affordability gap is wide enough to cap how fast domestic demand can push prices, which is part of why the local-currency move was only +1.26%.
What does buying and letting actually cost?
Total transaction costs run to 7.5% of the purchase price. On a Bangkok unit at the capital average that is real money, and it sets a floor on how long you need to hold before a dollar-denominated exit makes sense given the last twelve months.
Rental income tax works out at roughly 3.37% effective under the progressive schedule, which runs from 0.86% at the bottom to 15% at the top. As a general point of Thai law, foreigners may collectively own up to 49% of the saleable floor area of a condominium building, which is why the foreign-eligible units in a popular block sell out before the block does.
