The average 30-year US mortgage rate reached 6.69% in the week to 6 August, an 11-month high that tests buyer demand in an already slow housing market.
American mortgages just got as expensive as they have been in nearly a year. The average 30-year fixed rate climbed to 6.69% in the week ending 6 August, according to Freddie Mac's Primary Mortgage Market Survey — an 11-month high, as Fox Business noted the same day.
Rates up, prices flat
The rate rise lands on a market that was already barely moving. US home prices are up just 2% year on year on Glopra's data, with the national average around $2,454 per square metre and a gross rental yield of 6.71% (snapshot: 23 July 2026). Two-percent price growth with near-seven-percent borrowing costs is a market where leverage does not pay: a financed buyer's mortgage rate now exceeds the property's gross yield, before taxes and costs.
That math explains the character of current US demand — cash-heavy, yield-focused, and concentrated in markets where rents cover the coupon.
Miami is already on the other side of the peak
Some of the pandemic era's hottest markets no longer need a rate shock to cool. Miami prices are down 3.15% year on year on our board (city average, snapshot: 23 July 2026) even with a gross yield of 6.84% — a reminder that the correction in overheated Sun Belt metros started before this rate move and may be extended by it.

For international investors the 30-year rate matters even if they never take a US mortgage, because it sets the pace of domestic demand — around nine in ten American buyers finance their purchase.
