What a buyer pays in Czech Republic

The $5,145 figure is a national average across all residential property types, which flattens a wide spread — the capital typically runs far above it and small towns far below. Buying costs — transfer tax or stamp duty, notary, registration and agency — come to about 1.1% of the price here. On a 100 m² apartment at the average price that is roughly $5,660 on top of the $514,514 purchase price. That is below the 9.5% median across the set, which shortens the time it takes for a purchase to break even. Inside Czech Republic we also track Prague separately, where the average is $9,296 — 80.7% above the national figure.

What it earns

A square metre lets for about $16.1 a month. Against a purchase price of $5,145 per square metre that is 3.8% gross, before tax. Both figures come from the same source and the same period, so you can check the arithmetic yourself. It ranks 131st of 151 markets by gross yield. Rental income is taxed at 10.5%, which takes the yield down to 3.4% net. The 0.4-point difference between the gross and net figure is the part most listing sites leave out.

How the tax works. 15% personal income tax on net rent (the 23% rate starts only above CZK 1,762,812 a year, far above typical rents). Landlords can deduct a 30% lump-sum expense allowance (capped at CZK 600,000 a year) instead of actual costs, so 0.70 x 15% = 10.5% of gross rent. Non-residents are taxed on Czech-source income, rent included. Personal tax credits are not taken into account. How this figure is built

The price figure for Czech Republic is built from asking prices from listings. It was last refreshed on 2026-10-15. We rate our confidence in this market’s data low — treat the figures as indicative and check them before acting. We recompute every market the same way; a figure that fails our checks is suppressed, not guessed.
