Global property market data — 70 markets, one methodology
Glopra tracks residential property markets in 47 countries and 23 cities and recomputes every figure the same way, so that comparing two of them actually means something. For each market: average price per square metre in USD, gross rental yield, net yield after local rental income tax, the 12-month price change measured in USD, buyer-side transaction costs and a bubble-risk band.
Every number carries the date it was taken and the source it came from. Where a market's price comes from listings rather than recorded sales we say so — asking prices typically run 10–35% above actual transaction prices, and a comparison that silently mixes the two is worse than no comparison at all. Where we do not know something, the field stays empty instead of being filled with a guess.
Prices are converted to USD at the ECB reference rate for the snapshot date, so a market that rose 10% in local currency while the currency fell 10% shows what an international buyer actually experienced. Yields are gross unless the column says net; the net column applies the country's rental income tax rate for a non-resident individual landlord.
