What a buyer pays in Stockholm
Buying costs — transfer tax or stamp duty, notary, registration and agency — come to about 2.6% of the price here. That is below the 9.6% median across the set, which shortens the time it takes for a purchase to break even. Of that, the transfer tax alone is 1.5–4.3% depending on the buyer and the property; the rest is notary, registration and agency fees.
What it earns
The typical home here lets for about $1,547 a month against a purchase price of $344,870, which is 5.4% gross before tax. Neither figure is quoted per square metre in this market, but both come from the same source, so the ratio between them holds. It ranks 120th of 311 markets by gross yield. Rental income is taxed at 19.9–26.6% — the rate is not a single number here. That is the difference between 4% and 4.3% net on the same property. The 3.8% net figure we publish uses 30%. On the way out there is a third tax: a non-resident seller pays 22% on the gain.
How the tax works. Rental income from a private home is capital income taxed at a flat 30% on the surplus after a standard deduction of SEK 40,000 per property per year; non-residents are taxed on Swedish-source income the same way. On gross rents of USD 1,000-3,000 a month (1 USD = 9.904 SEK) that is 19.9-26.6% of gross rent. How this figure is built
The price figure for Stockholm is built from asking prices from listings. It was last refreshed on 2026-10-17. We rate our confidence in this market’s data medium: the series is usable, but thinner or less current than our best-covered markets. We recompute every market the same way, which is what lets Stockholm be compared with a country average or another city.
