Finland house prices fall 2.2% in September 2026 as monthly prices turn up
Finnish old dwelling prices fell 2.2% in the year to September 2026 but rose 1.0% on the month, while sales through agents ran 12.8% below last year.
The facts
- Statistics Finland reported on 28 October 2026 that prices of old dwellings in housing companies were -2.2% lower in September 2026 than in September 2025, while rising 1.0% against August.
- A quarterly release published the same day put the July-September fall at 3.2% year on year and 0.7% against the second quarter.
- Blocks of flats fell 3.0% over the year in September against 0.3% for terraced houses; across the third quarter the gap was 3.9% against 1.4%.
- Greater Helsinki prices were 2.0% below a year earlier in September but 1.1% above August; outside the largest cities the annual fall was 2.9%.
- Oulu was the only large city with an annual rise, at 2.0%, while Espoo fell 4.4% and Turku 3.6%.
- Sales of older flats and terraced houses through estate agents were 12.8% below a year earlier in September, and 10.4% lower across the quarter.
What it means for your money
- Entry prices are still 2.2% below last year. The 1.0% monthly rise is the first sign that the discount is closing.
- Glopra's data puts the Finnish average at $4,947 per square metre on an annual trend of -2.7%, so September tracks the trend already in our figures rather than breaking from it.
- For anyone already holding Finnish stock, the 12.8% drop in agent sales bites harder than the price. Thin buyer numbers lengthen exit times, and one-room flats, down 5.7% over the year, are the slowest to move.
- New dwelling prices went the other way, up 4.8% over the third quarter against a 3.2% fall in old ones, widening the premium on new stock.
What to watch
- The October figures arrive next month. One positive month is not a turn, and the agency does not call it one.
- The one-room and two-room segments, down 5.7% and 4.9% over the year, carry the deepest discount in the capital region.
- Neither release prints a euro-per-square-metre level; those sit in the agency's database tables.
