Residential property in Morocco averages $1,498 per square metre. In dollar terms the market has barely moved over the last twelve months (-2.2%). That makes it the 72nd most expensive of the 83 markets in the set.
What a buyer pays in Morocco
The $1,498 figure is a national average across all residential property types, which flattens a wide spread — the capital typically runs far above it and small towns far below. Buying costs — transfer tax or stamp duty, notary, registration and agency — come to about 10.3% of the price here. On a 100 m² apartment at the average price that is roughly $15,432 on top of the $149,822 purchase price. That is close to the 10.2% median across the set. What it earns
A square metre lets for about $8.6 a month. Against a purchase price of $1,498 per square metre that is 6.9% gross, before tax. Both figures come from the same source and the same period, so you can check the arithmetic yourself. It ranks 19th of 88 markets by gross yield. Rental income is taxed at 3.1–14.1% — the rate is not a single number here. That is the difference between 5.9% and 6.7% net on the same property. The 6.1% net figure we publish uses 11.3%.
How the tax works. Progressive: a 40% allowance on residential rental income, then the 2025 Finance Law scale (0% up to MAD 40,000, rising to 37%), which gives 3–14% across typical rent levels; the same scale applies to non-residents. The optional 20% flat rate on gross rent is worse at every typical level, and the 10–15% withholding applies only when the tenant is a company or keeps accounts — with a private tenant there is none.
