Dubai property sales reach AED 412 billion in 10 months of 2026

Dubai recorded AED 411.98 billion of property sales across 134,730 deals in the first ten months of 2026, with ready homes out-selling off-plan by value.

The facts

  • Dubai registered 181,866 property transactions worth AED 624.8 billion in the first ten months of 2026, according to Dubai Land Department records compiled by two Emirati dailies and published on 31 October 2026.
  • Sales accounted for AED 411.98 billion across 134,730 deals, covering 113,353 residential units, 10,498 buildings and 10,879 land plots.
  • Ready property took AED 215.6 billion across about 43,970 deals, against AED 196.38 billion for off-plan across 90,760 deals.
  • Mortgages came to AED 163.8 billion across 39,461 registrations and gifts to AED 49.07 billion across 7,682.
  • October alone produced AED 52.27 billion across roughly 17,150 transactions, of which sales were AED 34.12 billion across 11,610 deals, split AED 20.99 billion ready over 4,907 deals and AED 13.13 billion off-plan over 6,698.
  • The ten-month total equals about 68% of the AED 919 billion recorded for the whole of 2025.

What it means for your money

  • Ready homes out-sold off-plan by value, AED 215.6 billion to AED 196.38 billion. Off-plan took twice the deals.
  • An owner looking to exit can read October directly: AED 20.99 billion of ready property changed hands in 4,907 deals, which is the liquidity actually available in completed stock.
  • Glopra data puts Dubai transaction costs at 6.5% of price on a city average of USD 5,680 per square metre, so roughly four months of gross rent goes on round-trip friction before any gain.
  • Mortgages at AED 163.8 billion against AED 411.98 billion of sales show how much of this volume is cash, which is what keeps Dubai pricing loosely coupled to interest rates.

What to watch

  • The November figures decide whether 2026 passes the AED 919 billion full-year record of 2025 within eleven months.
  • These are transaction values compiled from the land department's own records by the press, not a department release and not a price index: a rising total can reflect more deals, bigger units or higher prices, and this data does not separate them.
