Sweden property prices rise 4% in the third quarter of 2026

Sweden's Real Estate Price Index reached 986 in the third quarter of 2026, 4% above a year earlier, with one- and two-dwelling buildings up 2% on the quarter.

The facts

  • The Real Estate Price Index reached 986 in the third quarter of 2026 on preliminary figures, with 1981 set at 100.
  • The index stood +4% above the same quarter of 2025.
  • Prices for one- or two-dwelling buildings rose 2% at national level against the previous quarter.
  • The figures are preliminary, and the statistics office records each price at the date of purchase, which it defines as the date the buyer becomes the new owner.
  • No average purchase price in kronor and no number of sales is published with the quarterly figures. Municipal krona averages appear only in a separate annual table, for 2025.
  • The next release of the series is set for 5 November 2026.

What it means for your money

  • Entry prices are 4% higher than a year ago. The 2% quarterly rise applies to one- and two-dwelling buildings, not to flats.
  • What makes Sweden unusual is the cost of getting in and out, not the price level. Glopra's Sweden data put round-trip transaction costs at 2.6% of the price, among the lowest it records, with a 1.5% stamp duty on purchase.
  • The income side is taxed heavily by comparison. Glopra's figures put the median at 5,101 US dollars per square metre with a 4.1% gross rental yield, while rental income carries a 30% rate and capital gains 22%.
  • Selling is what turns the 4% into cash, and a sale brings the 22% capital gains rate into play; until then the gain stays unrealised.

What to watch

  • The 986 level and the 4% annual change are for the Real Estate Price Index as a whole, while the 2% quarterly change is stated for one- or two-dwelling buildings.
  • The figures are preliminary, and the 5 November 2026 release is the next chance for them to be revised.
