Sweden mortgage rates: fixed deals rise to 3.04% in September 2026

Swedish banks raised every fixed mortgage rate in September 2026 while the floating rate edged down, making it more expensive to lock a loan in.

The facts

  • Statistics Sweden published its Financial Market Statistics for September 2026 on 27 October 2026, under the headline "Fixed mortgage interest rates continues to rise".
  • On new household housing-loan agreements, the rate for fixing periods of over 3 months up to 1 year rose from 2.79% in August to 3.04% in September.
  • The 1-to-5-year bucket rose from 3.18% to 3.39% and the over-5-year bucket from 3.34% to 3.35%, while the floating rate (up to 3 months) fell from 2.73% to 2.72%.
  • The average rate across all new household housing-loan agreements was 2.83% in September 2026.
  • Outstanding housing loans stood at SEK 4,366 billion, of which 78% — SEK 3,405 billion — carried a floating rate.
  • Annual lending growth to households was 3.4%; lending to non-financial corporations grew 4.0%, against 2.4% a year earlier.

What it means for your money

  • Locking a Swedish mortgage now costs 67 basis points more than floating. A month ago the gap was 45.
  • Every fixed bucket moved up while the short end moved down, so the market is charging more for removing rate risk, not for taking it. Glopra's data puts the Swedish national average at 5,101 USD per m² with a gross rental yield of 4.10%, which leaves almost nothing once a 3.39% five-year fix and the 30% tax on rental income are both taken out.
  • If you already own in Sweden on a floating rate, your payment is unchanged this month — but 78% of the national loan stock reprices with you.

What to watch

  • The next Financial Market Statistics release is printed for 26 November 2026.
  • Whether the floating rate follows the fixed buckets upwards; the bulk of the stock reprices quickly if it does.
  • Statistics Sweden publishes no breakdown of rates on outstanding loans by fixing period, so this release cannot show what the existing stock is paying.
