Indonesia's Danantara Expo Puts 100,000 Homes on Sale With Mortgages From 2.75%
Indonesia's Danantara expo opens on 27 August with 100,000 homes, mortgages from 2.75%, deposits from 1% and Rp800 billion in sales already booked.
Danantara Indonesia opens a four-day housing expo on 27 August 2026 at the NICE convention centre in PIK, Jakarta, listing 100,000 units from more than 100 developers. The financing attached to them is the story: mortgage rates starting at 2.75%, down payments from 1%, and terms running up to 30 years. Rp800 billion of sales had been booked before the doors opened, according to Bisnis.com reporting on 21 and 22 August 2026.
The terms are the product
A 1% down payment and a 2.75% starting rate are not commercial pricing, and they are not meant to be. The event is run by Danantara Indonesia together with the BUMN state-enterprise ecosystem, the Himbara consortium of state banks and BSI, in support of the government's 3 Million Homes Programme. Rohan Hafas, managing director for stakeholder management at BPI Danantara, described the aim as connecting housing availability, financing access and community needs in one place.
What that structure does mechanically is remove the deposit barrier, which in Indonesia is typically the binding constraint for first-time buyers rather than monthly affordability. A buyer who cannot assemble a conventional down payment but can service a 30-year loan becomes eligible overnight. The corresponding risk sits with the lenders: a 1% deposit leaves effectively no equity buffer if prices move against the borrower early in the term.
100,000 units against a flat price backdrop
Glopra's Market Data v3 snapshot for 24 August 2026 puts Indonesian residential prices at USD 2,113 per square metre, up 0.69% over the year, on a gross rental yield of 8.30% - one of the highest gross yields among the markets we track. The Bubble Risk score of 73 sits in the elevated band.
The combination is unusual and worth stating plainly. Indonesian house prices are barely moving, gross rental income is comparatively strong, and the state is now injecting demand at 1% deposits into that mix. The 0.69% annual price figure is what makes the intervention politically straightforward: this is stimulus into a flat market, not into an overheating one.
What a booking is, and is not
Rp800 billion in pre-expo sales is a booking figure from a sales event, not completed transactions. Expo bookings routinely fall away between reservation and disbursement, particularly where the headline rate carries eligibility conditions. The published material sets out the rate, the deposit and the tenor, but not the criteria a buyer must satisfy to obtain the 2.75% floor rather than a higher band, and it does not state how long the subsidised rate is fixed for.
Those two unknowns - eligibility and the fixed period - determine whether 2.75% is the actual cost of the loan or an introductory rate on a 30-year obligation. Neither is answered in what has been published so far.
