Portugal Property Market 2026: High Prices, Thin Yields

Portugal averages USD 2,659/m² and a 4.29% gross yield, and Glopra's 23 July 2026 snapshot scores the market 84 out of 100 for bubble risk. Here is why.

Portuguese housing has spent a decade behaving less like shelter and more like a traded asset. Glopra's own snapshot, dated 23 July 2026 and built on methodology v3, puts the national average at USD 2,659/m². That sits above Spain's USD 2,331/m² in the same snapshot and below Greece at USD 2,848/m² — mid-table on price, nowhere near mid-table on risk.

How much does a square metre cost in Portugal today?

USD 2,659/m² is the national mean in Glopra's v3 snapshot, and it is a moving target. The same dataset records a 14.5% rise over twelve months measured in USD against 17.8% measured in the local currency; the gap is exchange rate, not bricks. Stretch the window and Glopra tracks +69.5% over five years and +185.4% over ten, both in USD. Eurostat's House Price Index for Q1 2026 and INE's quarterly housing price statistics, reported through idealista, point the same way.

Averages conceal a great deal here. A flat in the interior of the country and a refurbished apartment two streets from the Tejo are priced by entirely different economies.

Why is Lisbon priced so far above the rest of the country?

Lisbon runs at USD 6,957/m² in Glopra's snapshot, roughly two and a half times the national figure. Porto sits at USD 4,617/m². The ten-year path is the more revealing number: Glopra records +134.2% for Lisbon against +189.9% for Porto, which means the capital built its lead earlier and the second city has been closing the gap ever since.

Foreign demand, tourism revenue and a slow pipeline of licensed new stock push both cities the same way. Porto still costs about a third less per square metre, under the same tax rules and the same purchase process.

What rental yield does a Portuguese property actually produce?

Glopra's national gross yield is 4.29%. Lisbon returns 3.76% and Porto 3.96%, so the usual pattern holds — the dearer the city, the thinner the yield. Against Spain's 5.45% in the same Glopra snapshot, a Portuguese long let is the weaker cash-flow trade, and Global Property Guide's yield series for Portugal sits in the same range.

Short lets rewrite the arithmetic and the workload. Glopra's Lisbon figures show 11.1% gross on short-term letting, on 81% occupancy at an average daily rate of USD 130. That is a hospitality business with a mortgage attached, exposed to licensing rules Lisbon has already tightened once.

Is Portugal in a housing bubble?

Glopra scores Portugal 84 out of 100 and places it in the "high" band — the most stretched of the fifteen markets these articles cover, against Morocco at 16. The score forecasts nothing. It measures distance between prices and the fundamentals underneath them, and the price-to-income ratio of 12.8 in the same snapshot carries most of the explanation: Portuguese earnings did not rise 185.4% over ten years.

Glopra rates data confidence for Portugal as High, so the reading is not an artefact of thin sampling.

What does the purchase cost, and what does the tax office take?

Glopra puts total transaction costs at 11.2% of the purchase price, covering IMT, stamp duty, notary, registration and agency fees between them. At a 4.29% gross yield, an owner spends more than two and a half years of rent simply getting back to level.

Rental income tax in Glopra's v3 dataset starts at a 10% base rate and climbs progressively to 25%. By Western European standards that is a light touch, and it is one reason net returns hold up better in Portugal than the modest gross headline suggests.
